The City has expressed a willingness to cooperate with requests to change the Neighborhood Commercial (CN) Zoning to Commercial Mixed Use (CMU). CMU permits multifamily dwellings & 3 & 4 family dwellings such as townhomes, tri-plex and four-plexes. CMU also allows various residential care home facility uses & is defined in the General Plan as providing for 'high density residential, retail commercial & professional offices. A mix of compatible uses is encouraged to provide neighborhood-serving sales, services, and activities, as well as employment opportunities, including offices. On the other hand, CN permits uses such as mini-storage with a Conditional Use Permit. Commercial is described as being for neighborhood, community, and regional-serving retail & service uses; offices; restaurants; service stations' Both zonings allow for convenience stores, gas station or drive thrus with a minor use permit.
